How credits work.

  • One credit, one Due Diligence report

A Water Due Diligence Report costs 1 credit. A Drill-Ready Report costs 2.

  • The allowance resets each cycle

Beneath Pro grants 15; Pro Studio grants 50. Unused credits are retired at the close of the cycle; they do not roll over.

  • Past the allowance, a rate per credit

$9 on Beneath Pro, $6 on Pro Studio, billed with the cycle. A plan can run one cycle's allowance into overage, no further.

  • Cancel from your billing page

Paddle is the merchant of record. Invoices, the card on file and cancellation are on the billing portal, and a cancellation takes effect at the end of the cycle.

The parts people ask about.

What is in the free check?
The property located and its parcel drawn, the wells on public record around it with their count and median depth, the aquifer and district it sits in, and a first reading of the risk. Enough to decide whether the property deserves a report.
What if the report cannot be generated?
You are not charged. A one-time purchase is refunded in full and a credit is returned to a plan. A report is only ever paid for once it exists.
Do credits roll over?
No. Each cycle grants the plan's allowance and the unused remainder is retired at the close. Past the allowance a report costs the plan's overage rate per credit, billed with the cycle.
Can I put my own name on the report?
On Pro Studio. Your office's name and website go on the cover and in the footer of every report and PDF, above the line that says it was prepared with Beneath SiteReport.
Is a report a survey or a well test?
No. It is a reading of the public record around the property, with every claim marked for what it is: verified from a record, inferred with its range, or not found. It tells you what to ask a driller, a title company or the seller, and what the record already answers.
